STEP 1 - FIND AN APARTMENT

Decide on the affordable apartment you want to rent and check their availability. Many places have an online search tool to help you find affordable rental homes.


STEP 2 - CONTACT THE APARTMENT

Reach out to the apartments you're interested in to inquire about vacancies, unit sizes, and affordability requirements. The Leasing Agent will help pre-screen your Lease Application to see if you may be eligible for an affordable unit. Keep in mind that meeting income requirements doesn't guarantee lease qualification. The apartment's leasing office will determine your approval based on their rules.

 
STEP 3 - GET READY & PREPARE

If the apartment confirms your eligibility, gather all necessary information and documents for your Income Certification Application. Providing complete and accurate information upfront will help speed up the review process. Remember, all documents must be dated within 30 days of your application, so include your most recent income information.

Note: False or misleading statements may disqualify you from the program and lead to other penalties. Any discrepancies discovered after signing your lease could result in termination.

 
STEP 4 -  INCOME CERTIFICATION APPLICATION


Once pre-screened by the Leasing Company, you'll be invited to complete an Income Certification Application online via Community Wheelhouse. This step ensures that you meet the Affordable Rental Program Income Eligibility Guidelines and Restrictions. Eligibility requirements may vary between programs and developments.

To participate in the affordable rental program, your household's income must meet certain limits, usually ranging from 30% to 80% of the Median Family Income (MFI). These limits are updated annually by HUD.


Completing the Income Certification Application is crucial to the leasing process. Understand the income eligibility requirements and provide accurate information to ensure program eligibility.

 
STEP 5 - INCOME CERTIFICATION DETERMINATION

If you meet the income eligibility, the apartment's Leasing Agent will notify you and guide you through the next steps to sign a lease. You'll also need to sign a final Income Certification Statement summarizing your income and assets, based on the information and documentation you provided with your application.
 

FINAL STEP - SCHEDULE YOUR MOVE-IN

Coordinate with the apartment to determine your move-in date. Once you move in, enjoy your affordable apartment. Remember, you'll need to provide proof of income eligibility every year to maintain the affordable rent. You'll be contacted before your lease renewal to submit your annual income re-certification application.
